Wayne Homes Purchase Agreement
We were told that the house would be “incredibly” large, and as we walked through one of their “built” homes, we felt that the living room/family room was incredibly small. We found master and master WIC amazing, but the bathroom was pretty simple. This agreement definitely seems too good to be true. I would slow down and really think about all your options. Again, you don`t know where you are, but in my area (Midwest), you should expect to pay around $125-150/square foot for quality builders. Sure, you can get a home for $60 to $80/square foot, but if you know what to look for, the build will likely be below average. We looked at the homes of a large production builder in the area and were really horrified by what they presented as a “first class” construction. It was a house of cards. In the end, we chose one of the high-end builders in the area and simply built a much smaller home. They helped us work with an architect to come up with a plan that would give us everything we wanted and not waste space.
Ultimately, we pay about $200 per square foot if you consider the land (about 1/4 acre). But we do all the high-end finishes and equipment, custom milling, custom handmade cabinets, etc. That said, anything under $100/square foot seems to do magic or take you for a ride (probably the latter). We just have the respectful impression that the representatives don`t know much about housing and what works and what doesn`t. That being said, we think the house we are building (see charleston plan advertised waynehomes.com/wp-content/uploads/2012/07/WAY-131626-Charleston-FP_Lifestyle_M3_WEB.pdf) is a bit expensive, but I might be wrong due to my limited knowledge of building houses. After these forums hide a bit, many people say that independent contractors will build similar homes for less money and better quality. which made me post this. I`ve been working with Wayne Homes on their Charleston plan since August of last year. My wife and I are new to the world of home building and at first we found Wayne Homes help refreshing and their customer service is excellent! This is one of the biggest concerns of my wife and me. We are concerned that the renovations to our home are too weak, but Wayne Homes insists that everything is fine.
We are going to sing this month and it would complete the plan of the house and prevent further improvements and others from happening. I live in the Pacific Northwest and it would be very difficult to build a decent 2700 square foot home for less than $500,000. I know that the cost of building a house in the United States is very different, but I am afraid that you will not be able to build such a house for the proximity of your budget, regardless of the quality. Also, you should check GardenWeb for issues with Wayne Homes. Here is a thread. There are many points in the construction where a room may seem too small or too large. Often it doesn`t feel exactly right until it`s almost complete or even furnished. We did a bit of research and a 2700 square foot house goes for 200~250k where we built. Thanks for the answers! Keep in mind that my wife and I are new to the house building scene, so we`re not sure what a good deal is or isn`t.
They said, “Actually, after construction, I`m sure the value of the house will exceed the amount we owe.” Real? And why do you think Wayne Homes would do you that favor? We went through the drywall phase. with rooms and bedrooms. I don`t know where you live, but 2700 sf is a decent home. And 2700pc for $164,000 is an amazing price (it would easily be a million dollar home in my neighborhood). But at this price, I wouldn`t expect hardwood, granite, or anything other than low-end finishes. In short, we have 20k to renovate the locations of the house and 164k for a house itself. Our must is: Thank you for your feedback! Our current living room is much larger than the one on the floor plan. We currently live in an apartment, but I say it is about 10 feet higher. Maybe we should keep the loft upstairs and stick to four bedrooms (two for the kids, an office for me and the master). I need the office because I work from home. Also note that your family room on the right loses a few meters for a walking path. Try to scale your furniture on the plan and see what it looks like.
